WashAway Xtreme™ Concrete Surface Preparation

WashAway Xtreme™ is a patented, high-performance chemical solution for cleaning, preparing, and profiling bare concrete to CSP 1–4. It prepares concrete for penetrating treatments such as VersaGuard™ and DualGuard™, plus topical coatings, paints, adhesives, and flooring systems.

Using proprietary Smart Chemical Technology, WashAway Xtreme™ deep cleans and profiles concrete without mechanical grinding, shot blasting, or acid etching. The result is a cleaner, more consistent surface profile that supports strong coating adhesion while reducing dust, noise, mobilisation, and jobsite disruption.

Important Surface Preparation Note

WashAway Xtreme™ does not remove paint, sealers, or adhesives. Remove existing materials before application with the appropriate product: UnGLUED™ for flooring glues, mastics, and adhesives; DeBOND™ / AiA™ for paints, coatings, and some sealers; or DeSEAL™ for some sealants.

How to Apply WashAway Xtreme™

1. Apply only to bare concrete. Remove loose materials and standing water before use.
2. Do not dilute the product.
3. Apply liberally using a low-pressure sprayer.
4. Allow it to dwell, typically 30 minutes to 3 hours. It can remain overnight without damaging concrete.
5. For best results, scrub partway through the dwell time with an auto-scrubber and stiff pad or a stiff broom.
6. Rinse thoroughly after the dwell time is complete.

Dwell Time, Coverage, and Project Planning

Results depend on concrete age, existing surface profile, surface condition, soil level, and temperature. Cold temperatures require longer dwell times. Coverage is approximately 200 to 250 sq. ft. per US gallon, or 1,000 to 1,250 sq. ft. per 5 US gallon pail.
